ROOFING TIPS

Do I need to replace or repair my roof??

Your roof should only need replacing if it is over 15-19 years old, has sustained significant hail damage, or has multiple roofing issues. Most roofs last 15-20 years, depending on the material and installation. Leaks typically occur between 10 and 16 years and, in most cases, only need repair. The repairs performed should help your roof last 1-2 years.

Does a lighter-colored shingle help lower Heating and Air Condition costs?

If your home has a proper ventilation system, there is no need to choose a lighter color shingle. The ventilation system will help keep your roof cool. If you are in an area with many trees, we recommend a darker-colored shingle or an algae-resistant shingle (Now, every shingle comes with a minimum of 10 Years of Algae Resistance). The algae-resistant shingle resists algae for approximately 10 to 15 years, depending on your location. Regular roof cleaning will help prevent stains even longer. We recommend cleaning your roof 1-2 times a year to help extend the life of your roof products.

All roofs should use the new Synthetic, lightweight polymer-based underlayment, which outperforms felt and outclasses other synthetics. Designed for use on roof decks as a water-resistant layer beneath asphalt roofing shingles, this scrim-reinforced underlayment features a top-surface treatment that provides excellent slip resistance, even when wet.

Low-pitched, almost flat roofs require full ice and water shield as the underlayment for maximum protection. The differences among the 15-pound, 30-pound, and synthetic felt are thickness and cost.

Tips: You may use 30 pounds of felt or the new synthetic underlayment, NOW, on your roof if you like, but ensure enough ventilation, so your roof doesn’t sweat. Roof sweating will reduce the service life of your newly installed roof.

What are my leakage warranty options?

  • Repairs 2-5 year leakage warranty
  • Roof Replacement: 10 to 15-year leakage or blown-off shingles warranty
  • Please inquire for more information or additional warranty options

What should you look for in a Roofing Contractor?
Could you check your roofing contractor’s experience before hiring them to build your roof? Finding a qualified roofing professional can seem difficult. Still, if you do your homework and follow a few tips, your roof replacement experience could be positive.

  • There are several credentials that a good roofing contractor will have.
  • They will have an established company with a permanent address, telephone numbers, and a business license.
  • The roofer should provide information about certifications, bonding, and insurance.
  • All home improvement Contractors and Subcontractors must be licensed by the MHIC. Inquiries about contractors or subcontractors should be directed to MHIC at 410-333-6309. & / Or https://www.dllr.state.md.us/license/mhic

NOTE: A roofing contractor must have valid insurance. They should carry both workers’ compensation insurance and general liability insurance. Otherwise, the homeowner could be liable for accidents or property damage during job installations. Be bold, ask for proof of insurance, and verify that the dates are effective.

  • A professional roofing contractor should provide you with a detailed written estimate describing the materials they will use, labor costs, warranty specifications, and an estimated completion time.
  • It’s a good idea to get at least three bids on a large project, such as replacing your roof. The lowest price does not always equal the best deal. Significantly lower prices could indicate that a contractor is cutting corners on the quality of their workers or their insurance liability. The final payment should be made once the project is satisfactorily completed.
  • A professional roofing contractor will provide you with a contract that details all agreements and procedures and includes information on required building permits. The contractor should obtain any required building permits.
