Annapolis gets two very different kinds of damaging weather, and they break roofs in different ways. Understanding which one hit your house changes what you should be looking for afterwards.
Why a Nor’easter Is Harder on a Roof
A summer thunderstorm is violent and brief. Peak gusts might be higher, but the whole thing is over in twenty minutes. Damage tends to be localized: a lifted section, a branch strike, hail bruising.
A nor’easter is the opposite. Sustained wind from the north-east for twelve, twenty-four, sometimes thirty-six hours, with rain driven horizontally the entire time. The failure mode is not a single dramatic gust. It is thousands of cycles of lifting and dropping at the same edge, and rain being pushed uphill under the shingle courses.
That second part is what surprises people. Water does not need a hole to get in during a nor’easter. It only needs a gap, and sustained wind will drive it through gaps that are perfectly weathertight in ordinary rain.
What Fails, Roughly in Order
- Ridge caps — the most exposed course on the roof
- Rake edges and eaves, where wind gets under the first course
- The starter strip, if one was skipped or under-nailed at install
- Flashing at chimneys and walls on the windward side
- Gutters and downspouts, from sheer volume and wind load
- Siding and trim, which often takes damage the roof does not
Because the wind comes predominantly from one direction, damage is concentrated on the north-east facing slopes. If a contractor reports damage evenly across all slopes after a nor’easter, ask them to show you.
What You Can See From the Ground, and What You Cannot
Visible from the ground: missing shingles, lifted ridge caps, debris, sagging or detached gutters, granule accumulation at the downspout outlets.
Not visible from the ground, and more important:
- Shingles that lifted, broke their seal strip and dropped back into place
- Nail heads that backed out slightly under repeated flexing
- Flashing that shifted a few millimeters in its reglet
- Damp sheathing that has not yet stained a ceiling
A shingle that has broken its seal looks identical to an intact one from the driveway. It will leak in the next storm. This is the main reason a post-storm inspection is worth doing even when nothing obvious is missing.
The First 48 Hours
In order:
- Deal with safety first — standing water near electrics, sagging ceilings, anything structural
- Photograph everything before touching it, including interior damage and the date
- Get a temporary cover on any active leak, from the outside if it is safe, otherwise contain inside
- Call your insurer to open a claim, and call a roofer for an inspection — those are two separate calls
- Keep receipts for anything you buy to limit damage; that is usually recoverable
