Project Description

This homeowner in College Park was having their HVAC system fully replaced, which meant new penetrations through the roof for the vent pipes. Any time something new goes through a roof, the flashing around it is what decides whether it leaks.

We installed new pipe flashing around each penetration — a 3″ PVC boot and base sized specifically for HVAC vent piping — bedded into the shingle course so water sheds over the top of the flange rather than running against it. Done properly, the shingles above carry water across the flange and away; done badly, the penetration becomes a slow leak that shows up inside months later.

Pipe boots are one of the most common leak sources we find on otherwise sound roofs. The rubber collar perishes and cracks with UV exposure long before the shingles reach the end of their life, so a roof can be in good condition overall and still leak at a vent.

We installed this roof four years ago, so while we were on site we carried out a complimentary roof inspection at no charge — checking the overall condition of the roof system, the other penetrations, flashing details, and ventilation.

We also handled a few minor repairs while we were up there. No charge for those either.
